Electrical Issues to Know of When Selling or Buying a Home

Table of Contents

Have you been putting off upgrading the electrical system in your home because you plan to sell it in the near future? If so, you may be making a huge mistake.

The fact is, it’s never a good idea to try and sell your home if it has questionable wiring or electrical systems in place. The question you have to answer is what do you need to replace before selling and what can you leave for buyers to decide on?

Keep reading to find out what you should replace or upgrade before your sell a home.

The Impact of Electrical Issues on Your Potential Buyers

You know how important it is to increase your home’s curb appeal, right? However, what you may not realize is that the things that are behind the scenes – or in the circuit box – may quickly cause buyers to turn away and look elsewhere to purchase a new home.

While you probably won’t want to spend a lot on a home that you plant to sell, it’s a good idea to find out when you need to update your home wiring to ensure you get as much as possible when it is sold.

Electrical Upgrades You Can’t Afford to Ignore

Do you have a bulb-style fuse box? If so, this could be a huge turn-off for a potential buyer. Making electrical upgrades is essential when it comes to selling your home, and some of the things you shouldn’t ignore are listed here.

Outdated Wiring Systems

A wiring system that has been hanging around in your house since back with Grover Cleveland was President, including knob and tube or aluminum wiring, is the top cause of home fires. Also, if these elements are still present in your home, then it’s going to have potential home buyers, as well as insurance companies running away – fast. In order to provide safe potation and to handle the huge load of electronics that most homes have today, you need to ensure your home is wired with solid copper wire and proper grounding.

2-Prong Outlets

There is nothing that screams electrical issues more than the presence of 2-prong outlets in your home. This is the digital age. As such, buyers want a house with plugs (and complementing wiring) they can rely on. It’s essential that all of your outlets can accept three-prog plugs and that they have been grounded properly. While you may not be too concerned if your older Zenith is zapped, buyers are going to care about their more sensitive, expensive gadgetry.

Lack of Outlets

No longer is one outlet per room impressive. Also, extension cords are somewhat of a danger and nuisance. It’s important that there are several outlets in each room of the house, and that they are located in convenient locations – such as right outside of your door and in the bathroom.
